A conveyancer is an invaluable part of the process as they work to make sure the property is suitable to buy then strives to ensure a smooth process to settlement. Initially a good Conveyancer will scrutinise the Section 32 (Vendor’s statement about the property) to make sure all is as it should be. They will investigate past planning approvals, future Vic Roads plans, overlays, easements, encumbrances….the list goes on! Once they have given the important all-clear, they will start to prepare to transfer the property into your name at settlement then physically attend the settlement for you. You can opt to try to do this yourself but there are many pitfalls to beware of, we recommend you add a conveyancer to your team, along with your mortgage broker of course!
